Affordable housing in German cities is becoming increasingly scarce – new housing is in demand. SWD Städt. Wohnungsgesellschaft Düsseldorf mbH & Co. KG is therefore committed to creating new affordable housing and modernising and maintaining existing properties. SWD's publicly subsidised construction projects are primarily aimed at people with medium or low incomes. For one of these important projects, the Düsseldorf branch of PORR Hochbau West GmbH was awarded the contract for the turnkey construction of 46 residential units with an underground car park in Lörick, one of Düsseldorf's most beautiful districts.

The approximately 70 m long and 13 m wide apartment building comprises 46 publicly subsidised flats with almost 3,600 m2 of living space. The mix of barrier-free 2- to 5-room flats, all with balconies or terraces and accessible via a lift system, covers a wide range of needs. The underground car park has 19 car parking spaces and 33 bicycle parking spaces. A further 70 bicycle parking spaces, a playground and car and bike sharing are available in the outdoor area.

Climate protection was a key focus during the construction of the building: it complies with the KfW 55 standard, has green roofs and a 29.6 kWp PV system that generates approximately 30,000 kWh of electricity per year, which can be used by the tenants.

Düsseldorf's flagship project for affordable housing

High degree of prefabrication and LEAN construction ensure deadline

As the construction site offered only limited space for installation and storage, the materials were delivered just in time. The erection of the masonry from pre-fabricated sand-lime brick elements contributed significantly to more efficient construction processes. Thanks to the precise timing of the shell construction phases, the building envelope was already completely closed at the beginning of 2024.

As Hansaallee is located in a potential earthquake zone, 50% of the walls on the standard floors are made of reinforced concrete for structural reasons. The façade was finished with light grey plaster, while anthracite-coloured balcony balustrades provide contrasting accents. "We carried out a process analysis using the Lean Construction method for the interior work. All defined deadlines and milestones were transparent at all times for the entire construction site team as well as the subcontractors," says project manager Ansgar Merten.

The property, in which around 120 people have found a new home, was handed over to SWD on schedule in November 2024.
