With the ‘Am Kehlberg’ residential complex at Salfeldstraße 45–49a in Graz, PORR Bau GmbH has realised a forward-looking residential project that combines modern architecture, energy efficiency and sustainable construction.

Modern housing with energy from deep underground

As general contractor, PORR was commissioned by BK Immo Vorsorge Projekt am Kehlberg GmbH & Co KG with the planning and implementation, including building services and electrical engineering. The result is a residential complex consisting of six individual buildings with a total of 29 residential units – a project that impresses with its well-thought-out structure and ecological energy concept.

On a plot of land measuring around 7,753 m², the complex offers a total living space of 1,963 m². Residents have access to 54 parking spaces: 36 underground in a parking deck, 12 covered and 6 outdoor spaces. The project thus combines comfort and functionality with harmonious integration into the green surroundings of Kehlberg. A special feature of the complex is its sustainable energy and heating system. Heating and cooling are provided by a deep probe field with 14 boreholes, each around 115 metres deep. In addition, a 100 m² solar system and a photovoltaic system with an output of 30 kWp ensure an environmentally friendly and efficient energy supply. The construction work also reflects the highest quality standards. A total of 2,400 m³ of concrete, 190 tonnes of reinforcement, 4,000 m² of semi-precast element ceilings and around 13,000 HLZ bricks were used. The foundation was constructed using 750 running metres of SOB piles and 1,100 running metres of ductile piles – a solid basis for durability, stability and energy efficiency. 

With the Am Kehlberg project, PORR Bau GmbH is sending a strong signal for sustainable construction and modern living in Graz. The project stands for future-oriented construction, ecological responsibility and high living comfort – another contribution by PORR to sustainable urban development in Austria.

What ultimately counts in the construction business is successfully completed projects. PORR has many of these.
