PORR Bau GmbH is carrying out a complex industrial and logistics construction project that combines new-build work, refurbishment and integration into an operational site.

Modern warehousing and logistics infrastructure for further growth

On the Schachermayer GmbH site in Linz, two new functional buildings – High-Bay Warehouse III (HRL III) and Bulky Goods Warehouse 4 (SG4) – are being constructed, which will sustainably expand the capacity of this long-established Austrian wholesale company. The project is being carried out by PORR Bau GmbH’s Upper Austria branch as the main contractor and combines services from the fields of building construction, specialised civil engineering, refurbishment and pile driving. Construction work will run from November 2024 to June 2026.

As part of the site expansion, existing structures in the southern part of the site were demolished, including a workshop, a petrol station and a glulam hall. A modern industrial and logistics complex with a gross floor area of around 25,500 m² is being built on the newly created land, designed to meet future requirements for warehousing, goods logistics and operational processes.

In addition to the new buildings, the project involves extensive modifications to the existing buildings. Transition areas are being redesigned in terms of both function and structure, existing parts of the buildings are being adapted to current safety requirements, and new fire compartments are being created. Furthermore, an emergency stairwell is being constructed and the office spaces in the front building of the dispatch centre are being reorganised. This will create a seamless integration between existing and new building structures.

A particular challenge is carrying out the construction work whilst operations continue. Connecting the new buildings to the existing logistics network, ensuring the smooth flow of traffic and goods, and implementing complex fire safety and escape route concepts all require precise planning and coordinated execution. Thanks to close collaboration between the specialist departments involved and support from PORR’s centres of expertise for specialised civil engineering, refurbishment and pile driving, Schachermayer’s day-to-day operations can be maintained throughout the construction period without any significant disruption.

The project is creating a high-performance and future-proof industrial site in Linz that combines modern logistics processes, high safety standards and sustainable site development. The expansion not only strengthens the company’s competitiveness but also lays the infrastructural foundations for further growth in the coming years.
